If you're a landlord and receive income from rental properties, Making Tax Digital (MTD) could change the way you manage your tax affairs.
Instead of reporting your rental income once a year through Self Assessment, many landlords will now be required to maintain digital records and provide regular updates to HMRC using compatible software.
For landlords with qualifying rental income of £50,000 or more, the new rules came into effect from April 2026, with the first quarterly submission due by 7 August 2026.

Who Needs to Comply?
The rollout is being introduced gradually:
From April 2026: Landlords with qualifying rental income of £50,000 or more
From April 2027: Landlords with qualifying rental income of £30,000 or more
From April 2028: Landlords with qualifying rental income of £20,000 or more
If your rental income is likely to fall within these thresholds, it's worth reviewing your record-keeping now.
What Changes Under Making Tax Digital?
Landlords affected by the new rules will need to:
Keep digital records of rental income and allowable expenses
Use HMRC-compatible software
Send quarterly updates to HMRC
Submit a final end-of-year declaration to confirm figures
